I Want to Buy a House but I Don't Know Where to Start

Title card for the article: I Want to Buy a House but I Don't Know Where to Start

Almost everyone starts the same way: opening an app on their phone at eleven at night, looking at houses.

That makes sense. It is the fun part. But it is step three, not step one, and starting there is what leaves people disappointed or committed to something that was never right for them.

Here are the first three, in the order that actually works.

For sellers

What's your home worth today?

I'll give you a real number from sales in your area. Free, no commitment.

Ask me what your home is worth

Step 1: know your number. Not the house's, yours.

It is not "what does that house cost." It is what do you want to pay each month without it squeezing you.

Those are different, and the second one runs the show. Because the payment is not just the mortgage: it carries property tax, insurance, and sometimes association dues or special districts. In Texas that adds up, and it is where people's math falls apart.

Before you look at a single house, have your own figure for what you are comfortable paying monthly. That gives you something to hold on to.

Step 2: talk to a lender, even if you are not ready

This is the one people skip most, and the one that saves the most time.

One conversation with a lender, before you go looking at houses, answers the thing actually keeping you up: whether you can, how much, and if not yet, what is missing and how long.

It costs nothing. You sign nothing. It commits you to nothing.

I do not lend money and I do not approve anyone, that is theirs. What I do is connect you with the one who knows how to work situations like yours, because they do not all handle the same programs and that difference decides cases.

And if they say not yet, it is not a door closing. It is a list. You can work with a list.

Step 3: now, the houses

With your number and with what the lender told you, looking at houses is a different activity. You are not dreaming anymore, you are choosing.

And this is where my part starts: what gets checked before you make an offer, what is negotiable, what is not, and how to read every document before you sign it.

What I want you to take from this

That asking costs nothing, and the time to start is not when you have everything ready. It is now, even if you are a year out.

People who call me a year ahead buy better and with less anxiety than people who call me after they have seen the house. Every time. Without fail.

And something my clients tell me often when we finish: nobody had ever given them that much information. That is what I do. I explain it until you can explain it to someone else, so you never sign something you do not understand.
