Privacy Notice
What information this site collects, who receives it, and how to ask me to delete it. Explained in plain language, with no fine print.
What this site collects
This page is effective as of September 2026.
This site collects information only when you type it in. There are no hidden forms, and nothing is requested from you without you seeing it.
When you fill out the contact form or request one of the guides, I receive: your name, your email address, your phone number if you choose to include it, and the message you write.
If you check the box to receive text messages, the exact date and the full text of what that box said are also saved. This is not to bother you. It is the record of what you agreed to, and it exists to protect you.
Along with your message, the tags from the ad that brought you here are saved, if you arrived through one: which campaign it came from and on which platform. Those tags describe the ad, not you. From the site you came from, only the name of the site is saved, for example "facebook.com," and never the full address of the page, because a full address can contain what someone searched for.
If you use the chat assistant, what you type there is received.
Who receives it
This is the part most privacy notices leave out, and it is the part that really matters.
Your information does not stay only with me. It passes through three companies that work on my behalf:
GoHighLevel is my contact system, where I keep your information and track follow-up. That is where your message arrives and where your name stays so I can reply to you.
Vercel is the company that hosts this site. Like any internet server, it keeps technical logs of visits.
Anthropic receives only what you type into the chat assistant, because that assistant runs on its technology. If you do not use the chat, nothing of yours reaches it.
None of the three contacts you or uses your information for its own purposes. They work on my behalf.
Meta, the company behind Facebook and Instagram, is notified of what happens on this site through one of its tools, called a pixel. It lets me know whether my ads are working: whether someone saw an ad on Facebook or Instagram and came here, and whether they ended up writing to me.
What Meta receives is that something happened, never who did it. It is notified that someone viewed a page, opened a guide, or submitted the form. Your name, your email, your phone number, and your address are never sent to it, not inside the notification and not hidden in the web address. Meta has a feature for sending it that data, and it is turned off on purpose: that data is yours, and a slightly more precise report does not buy the right to hand it over.
How to opt out. In the ad settings of your Facebook or Instagram account, you can limit how your activity outside their apps is used. And in your browser, you can block this type of tool for all sites, not just mine.
Google receives statistics from this site through Google Analytics. It is told how many people visit, which pages they read, how far down they scroll, and which links they click, so I know what is useful to people and what is not.
Here too, it is that something happened, never who did it. Your name, your email, and your phone number are not sent to it. The account also has the option turned on that removes any email address before it leaves the site, in case one slips through by accident.
How to opt out. Google publishes a browser add-on that turns off Analytics on every site that uses it, not just mine. You can also block this type of tool from your own browser.
Today I do not use any other analytics or advertising tool. If I ever do use one, this page will be updated first and will say who it is and what it receives.
What I use it for
To reply to you, and to follow up on what you asked me about buying or selling a home. That is all.
I may write to you later to see how you are doing or to send you something useful. If you would rather I did not, tell me and I will stop.
I do not sell your information to anyone. I do not trade it. I do not share it with other agents.
There is one more thing this site does that almost no site does: if you enter your phone number but do not check the text message box, your number does not go into my contact system. It stays out, on purpose, so no one can send you a message you did not authorize.
Calls and text messages
Your phone number is used to send you text messages only if you checked that box. If you did not check it, you do not receive texts from me.
Your phone carrier's message and data rates may apply, as with any message.
To stop receiving them, reply STOP to any message from me. It stops immediately. You can also write to me or call me and I will do it for you.
Entering your phone number in the form is not the same as agreeing to receive texts, and here they are treated as two separate things.
Your choices
You can ask me for any of these things, whenever you want and without explaining why:
To tell you what information of yours I have. I will tell you.
To correct something that is wrong. I will correct it.
To delete everything of yours. I will delete it, except what the law requires me to keep from a transaction that has already taken place.
To stop writing to you. I will stop.
Write to me or call me using the information below and we will take care of it. There is no form and no paperwork.
About your browser: this site saves two things on your own computer or phone, not on any server. One is whether you chose light or dark mode, and the other is whether you have already seen the chat greeting. They are erased automatically when you clear your browser data, and they never reach me.
This notice exists because any commercial site that collects personal information from California residents must publish one, and it is followed here even if you do not live there. This is not legal advice.

Do you sell my information?
No. I do not sell it, I do not trade it, and I do not share it with other agents. It is used to reply to you and to follow up on your question about buying or selling.
Will I get text messages if I enter my phone number?
Only if you checked the text message box. If you did not check it, your number does not even go into my contact system, on purpose, so no one can send you something you did not authorize.
How do I stop receiving messages?

It is received by Anthropic, the company whose technology runs that assistant. If you do not use the chat, nothing of yours reaches it.
