Rates Are Up. Your Monthly Payment May Not Have to Be.
When interest rates rise, many buyers decide to wait. But today's market holds an opportunity that's easy to miss: with homes taking longer to sell, many sellers and builders are more willing to help. Used well, that help can bring your monthly payment down.
Here's how to think about it calmly and clearly.
For sellers
What's your home worth today?
I'll give you a real number from sales in your area. Free, no commitment.
Ask me what your home is worthShop by payment, not by rate
Your budget lives month to month. What matters most is the payment you're comfortable with, not the headline rate. When you start there, you can ask a better question: how can we bring that payment down?
The seller-paid rate buydown
In a buydown, the seller pays an amount at closing to lower your interest rate for a period of time. With a temporary buydown, your rate starts lower in the first years, then returns to your regular rate. Your lender gives you the exact numbers for your situation.
Why it can beat a price cut
If the seller lowered the price by the same amount instead, your monthly savings would be much smaller. A buydown puts more relief in the first years, often when you need it most: while you settle in, furnish your home or adjust your budget.
To be fair, a price cut lowers your payment for the life of the loan, while a buydown is front-loaded. Which is better depends on your plans, so we compare both with your lender before you write an offer.
Other tools worth asking about
Builder incentives: new construction builders often offer rate buydowns or credits toward closing costs.
Seller-paid closing costs: keeps more of your savings in your pocket at closing.
Permanent buydown: paying points to lower your rate for the full term.
Refinancing later: if rates fall, you may be able to refinance. It's possible, but never guaranteed, so buy a payment you're comfortable with today.
Every budget deserves a clear plan
Whether you're buying your first home or moving up to your next one, at any price point, you deserve to understand your options before you decide. I'll help you compare real numbers side by side with your lender, and negotiate for the incentives that make the most sense for you.
