What Do I Actually Walk Away With If I Sell?

Title card for the article: What Do I Actually Walk Away With If I Sell?

A letter showed up. Or a call, or one of those texts that says "we buy houses in any condition, close in 10 days."

And honestly, it sounds good. Nothing to fix, nothing to show, no strangers walking through your house on a Saturday. They hand you a number and it is done.

The problem is not that the number is bad. The problem is that you have nothing to compare it to.

For sellers

What's your home worth today?

I'll give you a real number from sales in your area. Free, no commitment.

Ask me what your home is worth

The number they give you is not the one you compare

A cash offer arrives clean. A normal sale starts with a sale price, which is a bigger number, but things come out of it.

That is where people get stuck, because they end up comparing their clean number against your big number. And since you do not know what comes out of the big one, you are left guessing.

What you compare is the number that lands in your hands. On both sides.

The three things that come out of a sale price

  1. The commission. We agree on it in writing before anything starts, and you see it before you sign anything.
  2. The seller's closing costs. Title, property taxes prorated to your closing day, paying off your mortgage if you still owe. Almost nobody has these in mind.
  3. Whatever the buyer asks for after inspection. Sometimes nothing. Sometimes something. This is where a seller without an agent loses the most money, because they do not know what is negotiable and what is not.

Subtract those three from the sale price and you have your real number.

That is what you hold up against the cash offer. Not the sale price.

And sometimes the cash offer wins

I will tell you that honestly, because I would rather you hear it from me.

If you need to close in two weeks because you are already leaving, if the house needs work you cannot pay for right now, or if you are in a spot where time is worth more than money, the cash offer can be the right call. And if I run your numbers and that is what I see, I will tell you so myself, even though it means I do not sell your house.

What I do not want is for you to decide without knowing. To sign thinking you saved a commission when you actually let go of quite a bit more than that.

Almost nobody sells just to sell

This is the part I almost forget to say and it matters most.

Of everyone who calls me to sell, nearly all of them are also buying. So the real question is not "what do I walk away with." It is "what do I walk away with, and is it enough for what comes next?"

Those two numbers get looked at together or they are not much use. A good price does nothing for you if you end up with nowhere to live while you search, or if you sell and then find out what you wanted was out of reach.

So when someone talks to me about selling, the first thing we do is look at both sides and build the plan for where you are moving. Before the sign goes up. No pressure, no commitment, step by step.

That way you know what comes next at every point, and you never find out something halfway through.

Got an offer from one of the cash-buyer companies?

Before you decide, let me show you the real number you would walk away with on a normal sale. It is free, nothing to sign, and if the cash offer still comes out better for you, I will tell you so myself.

I am Veronica Yeary, a REALTOR in Dallas-Fort Worth. I work with the house as it is, and we plan where you are moving before the sign goes up.
