Some people write to me afraid of that answer. They think an agent only wants them to sell.

Sometimes the answer I give is exactly that: not yet. And I would rather say it today than go with you to a closing that does not work for you.

When the math does not work

Selling a home has simple math. What the home is worth, minus what you owe, minus the cost of selling. What is left is what you take to the next one.

If the home is worth less than you owe, or so little is left after costs that it does not reach what you want to buy, selling now leaves you worse off than you are. That shows before you sign anything, with your papers on the table. You see the costs of selling on paper before you sign.

When you have not been in the home long

This happens often. You bought recently, the home no longer works for you, and you want out.

But early in a loan, almost everything you pay goes to interest, and very little of it brings down what you owe. If you sell soon, the math may not leave you enough for the down payment on the next one. Sometimes it does. That gets worked out from the real balance on your mortgage, not from a guess.

When the lender sees something that can still be fixed

Sometimes the plan gets stuck on a step that has a solution. A debt to pay off first, a business paper that needs to be put in order, a credit history that needs a few more months. The lender is the one who says so, with your case in front of them. I am not a lender, and I cannot tell you how much they would give you.

If they tell you not yet, that is a list of things to do. It is not a closed door.

When there is nowhere to live and no way to solve it

If you do not know where you will sleep between one home and the next, and there is no way to negotiate it with the buyer, no family to take you in and no rent you can cover, then selling first leaves you with no place to stand. In that case the sign does not go up until that step is solved.

When one of you is not ready

If your partner does not want to move, selling is a fight, not a plan. A home does not sell well when one of you is looking backward. What helps here is talking it through with numbers on the table, and if needed, the three of us sitting down together.

What we do when the answer is not yet

A not yet is also a plan, with a date.

We write down what would have to change for the plan to work: which number has to go up, which paper is missing, which step has to be solved. We set a date to review it again, in six months or a year, depending on what has to move. And on that date we run the math again with new papers.

I do not promise it will change. If at that review it still does not make sense, I will tell you that too.

Why I tell you this way

Because an agent who says yes to everything leads you to a sale. I would rather lead you to the right home, in the right order, with the papers in your hand.

I have been in real estate since 2010, and saying not yet does not push me away from you. It is the part of the job where your money is most protected, and where you are left with a clear list instead of a sign in the yard.
