What I do at every stage

Before you see anything, I connect you with local lenders and we talk about how much it makes sense for you to spend, which isn't always the most you get approved for. That's also when I explain the difference between a pre-qualification and a pre-approval, because one makes your offer strong and the other doesn't.

When we go see homes, you'll hear my honest opinion on every one, even when it's not what you want to hear. My job isn't to get you to buy fast. It's to get you to buy well.

When it's time to make an offer, we build the whole thing: price, dates, contingencies and terms. That part is where a house is won or lost without overpaying.

What happens after the yes

Getting your offer accepted doesn't mean the house is yours yet. There's still the inspection, the appraisal, the financing and the closing, and each one has its own deadline.

Those deadlines are what protect your money. Miss one and you can lose your earnest money, which is exactly the thing nobody explains in time. I tell you what's coming and what you need to do before it gets here, not the day it arrives.

There are also costs that show up after closing and surprise almost every first-time buyer. We go over them from the start so nothing catches you off guard.

What do I need before I look at homes?

A pre-approval. Not a quick pre-qualification online, but a pre-approval with your documents reviewed. It's what makes a seller take your offer seriously, and it keeps you from falling in love with something out of reach.

How much do I need for a down payment?

Less than a lot of people think, and it depends on the type of loan. There are programs with low down payments and there's help for first-time buyers. We look at it with your own numbers before we go see anything.

What happens if the appraisal comes in lower than my offer?

It's a scary moment, and there's a way through it. You can renegotiate the price, cover the difference, or use the contingency to walk away without losing your earnest money, depending on how the contract was written. That's why contingencies get decided when the offer is written.

Will you be with me through the whole process?

All of it, personally. I explain every document to you before you sign it. If your spouse or your parents want to hear it from me too, I walk them through it myself.
