It gets decided at the start, calmly, not when there's already an offer on the table.

The gap between one and the other

There are almost always a few days between closing on one house and closing on the other. That gets solved with dates negotiated in the contract, not by improvising the last week.

It's also smart to have a written plan B: where you stay and where your things go if one of the two moves. It's almost never needed, and when it is, you'll be glad you have it.

Do I sell first or buy first?

It depends on how much you can carry and how fast prices in your range are moving. Selling first gives you certainty about how much you have; buying first saves you from moving twice. We decide it with your numbers, not with a general rule.

What happens if I sell and haven't found the next one yet?

It gets negotiated in the contract: you can ask to stay a few days after closing, or push the date out. And you have a plan B in writing, which is almost never used, and when it is, you'll be glad it's there.

Can I use what I get from my house for the down payment?

Yes, and that's the most common way to do it. What matters is that the dates line up so that money is available when you need it. It's one of the reasons both transactions get coordinated from the start.

Do you handle both transactions?

Yes, the sale and the purchase. That way the dates are managed in one place, and there aren't two agents coordinating with each other while you wait.
