Where the number comes from
Knowing what your home is worth in Dallas-Fort Worth doesn't come from a figure on a website. It comes from looking at three things: what has sold nearby in the last few months, what's on the market right now competing with you, and what your home has that the others don't.
That last point is the one no program can see. An automated site doesn't know you remodeled the kitchen, that the roof is new, or that your lot is twice the size of your neighbor's. All it knows is your square footage and the year it was built.
I give you a number, and I also show you where it came from. If I can't show you the homes I compared yours to, the number is useless.
Why Zillow often gets it wrong
Automated estimates work with averages. They do reasonably well in subdivisions where every house is the same, and they miss exactly where your home is different: large lots, remodels, older homes, properties with acreage.
The problem isn't whether the number is high or low. It's that people take it as the starting point for their price, and that's where the most expensive mistake begins.
A house that goes on the market too high doesn't fix itself. It sits with no activity, and when you finally lower the price, it already carries that history. There's more detail in selling your home.

The comparable homes in your area, with their sale price and what made them similar to or different from yours. What's on the market right now in your price range. And my opinion of where your home would land if it went on the market this week.

How much does it cost for you to tell me what my home is worth?
Nothing, and it doesn't commit you to selling with me or with anyone. A lot of people ask just to know where they stand before deciding.
How soon will you send it?
Usually the same day or the next, depending on what needs to be reviewed. If your home has something unusual, like a large lot or a major remodel, it takes me a little longer because the comparables take more work.
Do you need to come inside my home?
For a first number, not always. The address and a few photos are enough to give you a range. To fine-tune it, seeing it does help, because the real condition of the home is exactly what an automated estimate can't know.
What if I don't like the number?
I show you where it came from and which homes I compared yours to, so you can see if something doesn't add up. Sometimes there really is something the market isn't seeing, and that can be worked on. What doesn't help is going on the market at a price the comparables can't support.
