Luxury Homes in Dallas-Fort Worth
Few comparables and a lot of discretion, handled with care from the first conversation.
At the top, the comparables run out
In the high end, the problem isn't finding interested buyers. It's setting a price when three similar homes sold in the last year and none of them is truly like yours.
That's where the price comes more from judgment than arithmetic: what makes the home unique, how long a sale usually takes in that range, and what's competing with you right now.
I've sold in that range in Plano, Frisco, McKinney and Prosper, which is where my luxury work is, and I live in that market.
Discretion, for real
I'm Veronica Yeary, REALTOR® with All City Real Estate DFW, and I've been working in this area since 2010.
At the top, some people don't want a sign in the yard or an open house with strangers walking through their home. That gets respected, and it can be done: we confirm pre-approval before scheduling a showing, ask for pre-approvals before scheduling, and handle showings by appointment.
The home still gets professional photography, video or drone depending on the property, and its own web page. What changes is who sees it and how.
Negotiating without drama
In this range, negotiations tend to run longer and involve more people: attorneys, accountants, sometimes family. That doesn't make them harder. It makes them slower.
What makes them complicated is reacting fast. A counteroffer gets answered with a cool head and the reasons in writing, not the same minute it arrives.
The full process is in how I sell a home, and the basics of any sale are in selling your home.
Where my luxury work is

Frequently asked questions
Can I sell without a yard sign and without an open house?
Yes. We can work with showings by appointment only, screening who comes in and asking for pre-approval before scheduling. The home still gets photography, video or drone depending on the property, and its own web page; what changes is who sees it.
How do you price a home when there are almost no comparables?
With the ones there are, plus what's on the market right now competing with you, plus judgment about what makes your home unique. I show you where every number comes from, because in this range a pricing mistake costs months.
Which cities have you sold in at this price range?
Plano, Frisco, McKinney and Prosper. That's where my luxury work is and where I live, so I know firsthand what moves and what doesn't.
How long does a sale take at the top?
Longer than in the middle ranges, because there are fewer buyers for each home and the negotiations involve more people. I'm not going to give you a number of days: it depends on the home and the moment, and anyone who promises you a date is guessing.
