The VA loan, without the jargon
The VA loan is a benefit earned through service, and it's still one of the few ways to buy a home with no down payment. Even so, a lot of people who qualify don't use it, usually because nobody explained it well.
What's confusing isn't the loan. It's the paperwork around it: the Certificate of Eligibility, what counts as time in service, and how it works if you've used the benefit before.

Frequently asked questions
Can I really buy with no down payment?
The VA loan lets people who qualify buy with no down payment, and it's one of its main advantages. There are still other costs at closing, and we go over them from the start so you know how much you need to bring.
Can I use my VA loan more than once?
In many cases yes, even if you've used it before. It depends on how much of your benefit you have left and what happened with the previous house. It's one of the first things we check with the lender.
My report date is coming up fast. Is there enough time?
Almost always, if we start with the pre-approval instead of the houses. What squeezes a closing isn't the search, it's the paperwork that gets left for the end.
Can a seller turn down my offer because it's VA?
They can prefer another one, and sometimes it's out of habit more than for a real reason. That's why the offer gets built complete, with a solid pre-approval and clear terms, so it holds up next to any other.
