Living in Garland, Texas
Northeast of Dallas, in Dallas County.
Living in Garland
Garland is one of the cities where I get asked most about a first home, and there's a reason: it borders Dallas to the northeast, it has rail, and it has neighborhoods from every era.
It also has a lake. Ray Hubbard is about 22,000 acres of water on the city's east edge, with parks along the shore, and that completely changes what a weekend looks like here.
Garland, Texas neighborhoods range from the historic downtown, with its square and its DART station, to planned communities from the nineties. The city is in Dallas County.
How I work Garland
I'm Veronica Yeary, REALTOR® with All City Real Estate DFW. I've worked the whole Dallas-Fort Worth area since 2010, alongside more than 450 families.
I cover the whole Garland area and every kind of home. I work with a lot of first-time buyers here, and that's one of the things I like most about this city.
If you're buying for the first time, we start with your numbers before looking at a single house, and we see which assistance programs apply to you. It's explained in buying your first home.
If you're selling, your home gets professional photography, video or drone depending on the property, its own website, paid ads on Facebook and Instagram, postcards to the homes around you, and an open house, with a weekly report.
I explain the process and every document you'll sign, clearly.
Garland's neighborhoods
The historic downtown is around the square, with its DART station two blocks away, local shops, the Granville Arts Center and the Plaza Theatre, which have shows most of the year.
Firewheel is a planned community developed mostly from the late nineties on, with its one-million-square-foot shopping center on Highway 78.
To the east is the Lake Ray Hubbard shoreline, with its parks and its views.
Depending on what you need: your first home in Garland, buying a home in Garland, selling your home in Garland, moving up in Garland, a VA loan in Garland, or what your Garland home is worth.
What kind of home you'll find
There's a bit of everything. One-story homes from the sixties and seventies with their own lot, homes from the nineties in planned communities like Firewheel, and some newer construction at the edges.
Garland is one of the cities where you can still find starter-home options, and also where someone who already owns can move into something bigger without leaving the city. That's in moving up.
For your home's number, with real comparables from your street: what your home is worth.
What's around
Garland has more than 60 parks and six recreation centers. Audubon Park is one of the best known, with trails, picnic areas and playgrounds.
Lake Ray Hubbard, on the east edge, is about 22,000 acres where you can fish, boat, ski and swim, with parks along the shore to spend the day.
The DART train leaves from downtown, with its station two blocks from the square.

Frequently asked questions
Is Garland a good city for buying a first home?
It's one of the cities where I get asked most about a first home, and the reason is that there are still options from several eras and in several sizes. What is worth doing is reviewing your numbers and the assistance programs before you go out to see anything.
Can you get to Dallas by train from Garland?
Yes. The downtown DART station is two blocks from the square. If you work in Dallas and would rather not drive every day, that matters when choosing which part of Garland to search in.
What's near Lake Ray Hubbard?
The lake is on the city's east edge, about 22,000 acres, with parks along the shore where you can fish, boat or spend the day. Living near the water changes quite a bit how a weekend feels.
Will you walk me through the whole process in Garland?
The whole process, start to finish. The conversations, a clear explanation of the process and every document you'll sign, and the negotiation.
