Prosper is split between Collin and Denton counties, about twelve miles from McKinney, seven from Frisco and six from Celina. It covers about 25 square miles and sits right where the metroplex keeps stretching north.

The town started in 1846 with farmers who came to grow cotton, and it incorporated in 1914 with 500 residents. The name came from right here: that year's harvest had been prosperous.

The St. Louis & San Francisco Railway arrived in 1902 and joined two settlements that had been separate, Rock Hill and Richland. For years Prosper was the central train stop between Dallas and Sherman.

The parts of Prosper

The old downtown is the part that grew up along the railroad tracks, with short streets and buildings from another era, and it's still the town's gathering place.

Windsong Ranch is the planned community most people know by name, largely because of its crystal-clear man-made lagoon, where you can swim and paddleboard. There aren't many like it in Texas.

The rest are planned communities spread between Preston Road and the Dallas North Tollway, the toll road that came up this far and explains a good part of the growth.

What kind of home you'll find

Most of it is recent and sits in a planned community, with a clubhouse, pool and trails. There are mid-size homes and also custom-built properties on large lots, mostly toward the edges of town.

Prosper is one of the places where I work both with someone coming from another state who wants to build new from scratch and with someone already in the metroplex who's moving north looking for something different. If you're coming from out of town, start with moving to Dallas-Fort Worth.

What's nearby

The Dallas North Tollway and Preston Road run down to the rest of the metroplex, and Frisco is about seven miles away, which is where a lot of the shopping, restaurants and jobs for people here are.

Prosper has no train, so here you drive. Before you choose a community, it's worth making the drive to your job yourself, at the real time you'd make it.
