Living in Fairview, Texas
In Collin County, between Allen and McKinney.
Living in Fairview
Fairview sits almost at the geographic center of Collin County, with McKinney to the north, Allen to the west and south, and Lucas to the southeast. It incorporated as a town in 1958 and covers about 8.89 square miles.
The town's official motto is Keeping It Country, and that's not a brochure line. Fairview deliberately kept large lots and horses in view while the cities next door filled up with subdivisions, and that decision is what people come here looking for.
Right next to town is the Heard Natural Science Museum and Wildlife Sanctuary, 289 acres of woods, prairie and guided trails.
How I work Fairview
I'm Veronica Yeary, REALTOR® with All City Real Estate DFW. I've worked the whole Dallas-Fort Worth area since 2010, alongside more than 450 families.
I cover all of Fairview, from the property with acreage to the home in a gated community, without limiting myself to one type or one size.
If you're buying in Fairview, you need to read carefully what comes with the land: where it ends, what rules the subdivision or association brings, what you can and can't have there, and how the water and drainage work. I'd rather have those answers on the table before making an offer. The basics are in buying a home.
If you're selling in Fairview, what makes your property unique almost never fits in a photo of the front. That's why it gets professional photography, video or drone depending on the property, its own website with its own address, paid ads on Facebook and Instagram, emails to my buyer list, postcards to the homes around you, and an open house, with a report every week on what the people who came to see it said.
I explain the process and every document you'll sign, clearly.
Fairview's neighborhoods
The Village at Fairview and Fairview Town Center, on Stacy Road, are the commercial side: shops, restaurants and a movie theater, a few minutes from homes with a horse in the yard.
Heritage Ranch is a gated golf course community on about 575 acres of rolling hills, groves and creeks. It has its own rules and its own dues, and it's worth reading them before you fall in love with a home inside.
The horse properties are along Country Club Road, and homes on large lots are spread along Stacy Road and FM 1378.
Depending on what you need: buying a home in Fairview, luxury homes in Fairview, selling your home in Fairview, moving up in Fairview, something smaller in Fairview, or what your Fairview home is worth.
What kind of home you'll find
Homes on large lots, many custom-built, in eras and styles that don't repeat. There are properties set up for horses, with a barn and fencing, and there are homes in a gated community with the golf course next door.
Pricing here takes more work than in a subdivision, because the homes aren't interchangeable. Taking the three closest sales and averaging them gives you a number that doesn't hold up at the bank's appraisal. Comparables get chosen with judgment, and I walk you through that step by step in what your home is worth.
If you're looking at properties in this style, also see luxury homes.
What's around
The Heard, those 289 acres right next to town, has trails, native animal exhibits and guided activities all year.
The shops and restaurants on Stacy Road take care of everyday errands without leaving town, and McKinney and Allen are minutes away for everything else.
If you're comparing Fairview with McKinney or Allen, the real difference is how much land you want around you. Here are all the cities I work in, and to talk about Fairview, reach out: call or text 469-441-8890, or email veronica@veronicayeary.com.
Frequently asked questions
Why does Fairview look so different from Allen or McKinney?
Because the town deliberately kept large lots while the neighboring cities filled up with subdivisions. Its official motto is Keeping It Country. That means more space around you, and also driving for almost every daily errand.
What should I know about Heritage Ranch before buying there?
It's a gated golf course community on about 575 acres, and it has its own rules, requirements and association dues. We read those documents together before you make an offer, not after, because they change what you can do with the home.
Can I have horses in Fairview?
In several parts of town, yes, and the horse properties are along Country Club Road. What's allowed depends on the zoning of the specific lot and the rules of its subdivision, so we confirm that property by property before the offer.
Will you walk me through the whole process in Fairview?
The whole process if you'd like, including the association rules and the land, which is exactly where it pays to understand every word before you sign.
