Living in Heath, Texas

South of Rockwall, in Rockwall County.

Living in Heath

Heath is in the southwest part of Rockwall County, with a portion in Kaufman County, about 25 miles from downtown Dallas. It has Rockwall to the north, Forney to the south, and Lake Ray Hubbard along its entire west side.

The city incorporated in 1959 and covers about 12 square miles, so it's small on purpose. It grew along FM 740, about seven miles south of Rockwall.

What changed the area was the lake, completed between 1969 and 1970. From then on, Heath went from countryside to a place where people come to live with room around them.

How I work Heath

I'm Veronica Yeary, REALTOR® with All City Real Estate DFW. I've worked the whole Dallas-Fort Worth area since 2010, alongside more than 450 families.

I cover all of Heath, in both counties, and any property that sells here.

If you're buying in Heath, there are questions nobody even asks in a typical subdivision: where the lot actually ends, where the water comes from, how the drainage works, what the city allows on that property, and what rules the association brings, if there is one. I'd rather have those answers on the table before an offer. The basics are in buying a home.

If you're selling in Heath, what makes your property unique almost never fits in a photo of the front: it's the land, the trees and the view from the back. That gets professional photography, video or drone depending on the property, its own website, paid ads on Facebook and Instagram, emails to my buyer list, postcards to the homes around you, and an open house, with a weekly report.

I explain the process and every document you'll sign, clearly.

Heath's neighborhoods

Heath isn't organized into huge named subdivisions with their own entrance. What you'll find are streets and roads with homes on large lots, so each property is valued more on its own than on the name of the subdivision.

The lakeshore, on the west side, is what makes the difference in price and lifestyle within the same city.

FM 740 is the road that organizes everything, running north toward Rockwall and south toward Forney.

Depending on where you are: buying a home in Heath, luxury homes in Heath, selling your home in Heath, moving up in Heath, something smaller in Heath, or what your Heath home is worth.

What kind of home you'll find

Homes on large lots, many custom-built and from different eras, so no two are alike here. Some are on the water or have a view of it, others are inland on cleared land.

Pricing in a city like this takes more work than in a subdivision, because the homes aren't interchangeable. Taking the three closest sales and averaging them gives you a number that falls apart at the bank's appraisal. Comparables get chosen with judgment, and I walk you through that step by step in what your home is worth.

If you're looking at properties in this style, also see luxury homes.

What's around

Everyday errands are in Rockwall, about seven miles up FM 740: shopping, restaurants and services. Heath deliberately kept much of that out.

To get to the rest of the metroplex, I-30 runs through Rockwall and goes straight into Dallas. There's no rail here.

If you're comparing Heath with Rockwall, the real difference is how much land you want around you and how far you're willing to drive for daily errands. Here are all the cities I work in, and to talk about Heath, reach out: call or text 469-441-8890, or email veronica@veronicayeary.com.

Frequently asked questions

What's the difference between Heath and Rockwall?

Space and services. Heath is small on purpose, with large lots and homes set apart from each other, and everyday errands are in Rockwall, about seven miles up FM 740. It's a trade: more land in exchange for driving for almost everything.

What should I check before buying a property with land here?

Where the lot really ends, where the water comes from, how the drainage works, what the city allows on that property, and what rules the association brings, if there is one. These are questions nobody even asks in a typical subdivision, and here they come before the offer.

Why is valuing a home in Heath different?

Because the homes aren't interchangeable. Many were custom-built, in different eras and on different lots. Averaging the three closest sales gives you a number that falls apart at the bank's appraisal, so comparables get chosen with judgment.

Will you walk me through the whole process in Heath?

The whole process if you'd like, including the land and association rules, which is exactly where it pays to understand everything before you sign. I explain the process and every document you'll sign, clearly.
