Living in Rockwall

Rockwall is the county seat of the county that shares its name, about twenty miles northeast of Dallas, on the east shore of Lake Ray Hubbard. It covers about 30 square miles.

The name is literal. In 1851, digging wells, the first settlers hit an underground geological formation of natural joints that looks like a wall built by hand. That gave the town its name when it was founded on April 17, 1854, and later the county, created in 1873.

The parts of Rockwall run from the courthouse square to recent subdivisions, with the lakeshore marking the whole west side.

How I work Rockwall

I'm Veronica Yeary, REALTOR® with All City Real Estate DFW. I've worked the whole Dallas-Fort Worth area since 2010, alongside more than 450 families.

I cover all of Rockwall and every type of property, with a lake view or without one.

If you're buying here, it pays to understand exactly what you're buying: the real distance to the water, how the insurance works out, and what HOA dues come with the community if the home is in one. Those answers come before the offer. The basics are on buying a home, and if you're looking at the higher end, on luxury homes.

If you're selling in Rockwall, your home gets professional photography, video or drone depending on the property, its own website with its own address, paid ads on Facebook and Instagram, emails to my buyer list, postcards to the homes around it and an open house, with a report every week on what the people who came to see it said.

I explain the process and the documents you're going to sign, clearly.

The parts of Rockwall

The downtown square, with its historic courthouse, is the heart of the old town, surrounded by local businesses and older streets.

The lakeshore, on the west side, is where the homes with views and water access are, along with restaurants and marinas.

To the east and north are the newer neighborhoods, farther inland, each with its own mix of sizes.

Depending on what you need: buying a home in Rockwall, luxury homes in Rockwall, selling your home in Rockwall, moving up in Rockwall, something smaller in Rockwall or what your Rockwall home is worth.

What kind of home you'll find

A bit of everything, across a wide range. There are older homes near the square, neighborhoods from the 1990s and 2000s, custom-built properties on the water and new construction inland.

That range is exactly why pricing a home here takes judgment. A home with a lake view and another one half a mile away, the same size, are not the same property, and grabbing the three closest sales gives you a number that won't hold up in the bank's appraisal. I work through that in what your home is worth.

If you're coming from out of town, start with moving to Dallas-Fort Worth.

What's nearby

I-30 crosses the city and runs straight to Dallas, and US 67 and Highways 66, 205 and 276 run through too. Rockwall has no train, so here you drive.

The lake is the weekend: marinas, restaurants on the water, fishing and boating.

Rockwall sits across the lake from Rowlett and north of Heath. Here are all the cities where I work. To talk about Rockwall, reach out: call or text 469-441-8890, or email veronica@veronicayeary.com.

Frequently asked questions

Is there really a stone wall under Rockwall?

Yes, and that's where the name came from. In 1851, digging wells, settlers found an underground geological formation of natural joints that looks like a hand-built wall. The town was founded in 1854 and the county was created in 1873.

What changes between a lake-view home and one inland?

A lot more than the view: the insurance, the HOA dues if it's in a community, and how it's appraised. Two homes the same size half a mile apart are not the same property, which is why the comparables here have to be chosen with judgment.

How do you get to Dallas from Rockwall?

On I-30, which crosses the city and runs straight down. US 67 and Highways 66, 205 and 276 also pass through. There's no train, so it's worth driving the commute to your job yourself before you settle on a neighborhood.

Will you walk me through the whole process in Rockwall?

Yes, the whole process if that's what you prefer. I explain the process and the documents you're going to sign, clearly, and I handle the negotiation.
