Living in Melissa
Melissa is in Collin County, about six miles northeast of McKinney, on US 75. State Highway 5 runs through the middle of the city and 121 passes along the east side, so for its size it's very well connected.
The city was born from the railroad. The Houston and Texas Central Railroad arrived in 1872 and put in a station, and the town moved there from Highland, where the post office had been since 1853.
Today it covers about 11.5 square miles and is growing fast, with new neighborhoods going up on what was open country not long ago.
How I work Melissa
I'm Veronica Yeary, REALTOR® with All City Real Estate DFW. I've worked the entire Dallas-Fort Worth area since 2010, walking alongside more than 450 families.
I work all of Melissa, new homes and resales, without limiting myself to one neighborhood.
If you're buying a new home here, bring me with you from the very first visit to the model home, because once you sign the registration sheet it's too late. I read the builder's contract with you, tell you what's included and what costs extra, check on the construction as it moves along and go with you to the final walkthrough. It's in new construction.
If you're selling in Melissa, your home is competing with freshly finished homes a few streets over, and winning comes down to presentation and price, not luck. It goes out with professional photography, video or drone depending on the property, its own website, paid ads on Facebook and Instagram, emails to my buyer list, postcards to the surrounding homes and an open house, with a weekly report.
I'll explain the process clearly, along with every document you'll sign.
Melissa's neighborhoods
Downtown is the old part, the part that grew up around the railroad tracks, with short streets and buildings from another era.
Lake Perry Fisher has a concrete path that loops all the way around it, with solar lighting, and it's a favorite evening walk here.
The city adopted a parks and trails plan called Melissa in Motion. The first phase of the walking and biking trail runs along Melissa Road, from US 75 to Fannin Road, and there's an outdoor fitness station on Fannin near downtown. The full plan calls for about 41 miles of trails.
The rest is new neighborhoods spread between US 75 and 121. Depending on where you are: new construction in Melissa, buying a home in Melissa, your first home in Melissa, selling your home in Melissa, moving to Melissa or what your Melissa home is worth.
What kind of home you'll find
Most of what sells here is recent: a one- or two-story home in a planned neighborhood, with a fenced yard and a front-entry garage. Near downtown there are still older homes on lots you won't find again.
Melissa is one of the places where a lot of people manage to buy a brand-new home without going all the way to the edge of the metroplex, because US 75 is right there. If you're coming from another state, start with moving to Dallas-Fort Worth; if this will be your first home, start with buying your first home.
For your home's number, with comparables from your own street: what your home is worth.
What's around
McKinney is six miles away on US 75, and that's where you'll find the rest of what Melissa doesn't have yet. To the south, that same highway runs down to Allen, Plano and Dallas.
The city's trails and parks keep growing with the Melissa in Motion plan, which is one of the things you notice most from one year to the next.
If you're comparing Melissa with McKinney or Celina, the conversation is about how much you want brand-new and how much you want to be close to everything. Here are all the cities I work in, and to talk about Melissa, reach out: call or text me at 469-441-8890, or email veronica@veronicayeary.com.
Frequently asked questions
Do I need my own agent to buy a new home in Melissa?
It helps a lot, and there's a practical rule: bring me with you from the very first visit to the model home, because once you sign the registration sheet it's too late. The builder wrote the contract and it protects the builder; I read it with you and stay with you through the final walkthrough.
How far is Melissa from McKinney and Dallas?
McKinney is about six miles away on US 75, and that same highway then runs down to Allen, Plano and Dallas. Highway 121 passes along the east side of the city. There's no train, so you drive here.
Are there places to walk or bike?
Yes, and more every year. Lake Perry Fisher has a concrete path around the whole lake, with solar lighting, and the first phase of the city's trail runs along Melissa Road from US 75 to Fannin Road. The city's plan calls for about 41 miles when it's complete.
Will you walk me through the whole process in Melissa?
The whole process, including the conversations with the builder, and I'll explain the process clearly, along with every document you'll sign.
