Living in Lavon
Lavon is a small city in Collin County, about a mile southeast of the Lake Lavon dam. It fits in about three square miles, which gives you an idea: you can see the whole city in one drive around.
Lake Lavon was formed on the East Fork of the Trinity River and is one of the water supplies for this whole part of North Texas. For the people who live here, it's also where you fish, go boating and spend your Saturday.
Highway 78 runs through the city. To the north it reaches Farmersville, about eleven miles away; to the southwest it heads down to Garland, about sixteen. Highway 205 crosses 78 on the west side.

Lavon's neighborhoods
Elevon is the largest planned community in the city, east of the lake, with pools, pickleball courts, dog parks and trails.
Grand Heritage is the other large planned community, also near the lake, with its pool and amenity center.
Outside the communities are the streets of the original Lavon, more spread out, with lots that don't follow a plan.

What kind of home you'll find
What dominates here is the newer home in a planned community, one or two stories, with a front-entry garage and a fenced backyard. Outside those communities there are older homes and the occasional lot with plenty of room to spare.
Many of the people I help in Lavon started out searching in cities closer in and came all the way out here for the size of the yard. That's a decision to drive more in exchange for more house, and it's worth making with your eyes open: drive your commute yourself before you sign anything.

What's around
Weekends here revolve around the lake. Around it there are boat ramps, picnic areas and spots to fish from the shore.
Taking 78 southwest gets you to Wylie and then Garland, which is how most people here get into the rest of the metroplex. To the north are Farmersville and open country.
