Lucas is in Collin County, surrounded by names you already know: Fairview to the north, Allen to the west, Parker to the southwest, Wylie to the south, St. Paul to the southeast and Lake Lavon to the east.

The city covers about 16 square miles and kept its large lots while the cities next door filled up with subdivisions. That choice is what people come here looking for.

Lucas has no shopping center and no historic square, and that's part of what it is too: you live here and drive to the neighboring cities for everything else.

Lucas's neighborhoods

The city isn't divided into big named subdivisions. It's streets and roads with homes on large lots, and each property is valued far more on its own than on where it falls on the map.

The city's two parks are Kenneth R. Lewis Park, with sports fields and walking trails, and Lucas Community Park, where the city holds its events.

To the east is Lake Lavon, which gives this part of the county its shoreline and its weekends.

Homes on large lots, many custom-built and from different eras. Some have a barn or room for horses; others just have open, cleared land.

Pricing here is different from pricing in a subdivision. When every home is different, comparables have to be chosen with judgment instead of grabbing the three closest sales, and that work is the difference between a price that holds and one that falls apart when the bank sends its appraiser. Everyday needs are in the neighboring cities, minutes away: stores, restaurants and services in Allen, Fairview and Wylie. Lucas chose to keep that out.

US 75 is to the west and the President George Bush Turnpike to the southwest; those are the two highways people here use. There's no train.
