Living in Rowlett
Rowlett sits east of Dallas, split between Dallas and Rockwall counties, and Lake Ray Hubbard wraps around it on several sides. That's the difference of living here: the water isn't nearby, it's all around.
The city incorporated in 1952 with 250 residents. What changed it was the lake, finished in 1971, and it hasn't stopped growing since.
The name comes from Rowlett Creek, which in turn was named for Daniel Rowlett, a settler from Kentucky who came to Texas in 1835. The railroad from Dallas to Greenville came through here in 1886.

Rowlett's neighborhoods
Downtown Rowlett has its own train station, and around it the city has been building its most walkable area.
The peninsulas on the lake are what make this city different: streets that reach out into the water, with homes that have a view or direct access. They're not all the same, and they don't all cost the same to maintain.
Inland there are neighborhoods from the eighties onward, more like the ones in neighboring cities and usually easier to maintain.

What kind of home you'll find
Almost everything was built after the lake, so the common home is from the eighties, nineties or two-thousands, one or two stories, with a backyard. What changes a lot is how close to the water each one sits.
Pricing here takes care, because a lake view and a home three streets from the lake are not the same property, even with the same square footage. Comparables have to be chosen with judgment, and I do that in what your home is worth.
If you want a smaller home that is easier to manage, take a look at moving to something smaller.
What's around
Weekends here revolve around the lake: boat ramps, shoreline fishing spots and parks on the water.
Rowlett does have a train. The DART Blue Line ends at the downtown station, so you can get to Dallas from here without driving. I-30, the President George Bush Turnpike and Highway 66 also run through.

Is there a train to Dallas from Rowlett?
Yes. The DART Blue Line ends at the downtown Rowlett station, so you can get to Dallas without driving. That's uncommon for the cities on the east side of the lake, and for a lot of people it's the reason to search here.

It's worth something different, and that's why it has to be priced carefully. A home with a view and another three streets from the water are not the same property, even with the same square footage. Comparables are chosen with judgment, not by grabbing the three closest sales.
