Living in Mesquite
Mesquite is east of Dallas, mostly in Dallas County with a portion in Kaufman County. It covers about 49 square miles, and four highways cross it: I-30, I-635, I-20 and US 80. Getting anywhere in the metroplex from here is a matter of taking one of them.
The city was founded in 1873 and incorporated in 1887. The original downtown is still there, around Main and Davis streets.
Mesquite is the Rodeo Capital of Texas, and that's not a brochure line: the state legislature declared it. The Mesquite ProRodeo has been around since 1946 and still runs all year at the city's arena.
How I work Mesquite
I'm Veronica Yeary, REALTOR® with All City Real Estate DFW. I've worked the whole Dallas-Fort Worth area since 2010, alongside more than 450 families.
I cover all of Mesquite, end to end, and every kind of home.
If this is going to be your first home, Mesquite is one of the cities on the east side of the metroplex where a lot of first-time buyers are able to buy, which is why I do a good amount of work here. We start by going over your numbers with a real lender, look at which assistance programs you may qualify for, and I explain every closing cost before it shows up on paper. That's in buying your first home.
If you're selling in Mesquite, your home gets professional photography, video or drone depending on the property, its own website with its own address, paid ads on Facebook and Instagram, emails to my buyer list, postcards to the homes around you, and an open house. Every week you get a report with what the people who came to see it said.
I explain the process and every document you'll sign, clearly.
Mesquite's neighborhoods
The original downtown sits on Main and Davis, the oldest part of the city, with short streets and buildings from another era.
The rodeo arena is the other landmark everyone knows, with shows all year since 1946.
The rest of the city is neighborhoods from different decades spread between the four highways, with the newest subdivisions toward the south and east.
Depending on what you need: your first home in Mesquite, buying a home in Mesquite, selling your home in Mesquite, a VA loan in Mesquite, moving up in Mesquite, or what your Mesquite home is worth.
What kind of home you'll find
There are plenty of one-story homes from the sixties and seventies with their own lot and garage, neighborhoods from the eighties and nineties, and newer construction toward the edges.
Mesquite is one of the places where you can still find starter-home options without going all the way to the edge of the metroplex, because the four highways are right there. It's also where someone who already owns can move into something bigger without leaving the city, and that's in moving up.
For your home's number, with comparables from your own street: what your home is worth.
What's around
The city has 76 parks and four recreation centers. The Heritage Trail, opened in 2015, is 4.25 miles of concrete path linking golf courses, schools and recreation areas.
Transit here is its own thing. Mesquite is not a DART city, but it contracts a weekday rail service that connects to the DART Green Line at Lawnview Station, running since March 2012. That isn't the same as having your own station, and it's worth knowing before you count on it.
Mesquite borders Garland and is minutes from Rowlett. Here are all the cities I work in, and to talk about Mesquite, reach out: call or text 469-441-8890, or email veronica@veronicayeary.com.
Frequently asked questions
Is Mesquite a good option for buying a first home?
It's one of the cities on the east side of the metroplex where a lot of first-time buyers are able to buy, which is why I do a good amount of work here. What's worth checking first is your numbers with a lender and the assistance programs you may qualify for, before you go out to see homes.
Is there a train to Dallas from Mesquite?
Not from a DART station of its own, because Mesquite isn't a member city. What there is: a weekday rail service the city contracts, connecting to the DART Green Line at Lawnview Station, running since 2012. It's worth knowing before you count on it.
Is the Rodeo Capital thing true?
Yes, and it's in writing: the Texas legislature declared it. The Mesquite ProRodeo has been around since 1946 and still has shows all year at the city's arena.
Will you walk me through the whole process in Mesquite?
The whole process, start to finish. I explain the process and every document you'll sign, clearly, and I handle the entire negotiation.
