Living in Wylie, Texas

In northeast Collin County, near Lake Lavon.

Living in Wylie

Wylie is about 24 miles northeast of downtown Dallas, mostly in Collin County with parts in Dallas and Rockwall counties. It sits between two lakes, Lavon and Ray Hubbard, and you can see it on the map: of its 37 square miles, more than 15 are water.

In the early 1870s the town was called Nickelville. When the Gulf, Colorado and Santa Fe railroad arrived in 1886, the city incorporated the next year and took the name of a railroad agent, Lieutenant Colonel William D. Wylie.

The neighborhoods of Wylie run from that downtown of more than a hundred years to newer subdivisions toward the edges.

How I work in Wylie

I'm Veronica Yeary, REALTOR® with All City Real Estate DFW. I've worked the whole Dallas-Fort Worth area since 2010, and I've walked more than 450 families through it.

I cover all of Wylie, in all three counties, and any kind of home you'll find here. Just like in Carrollton, the county the property falls in changes the property tax and the school district, and I check that before you make an offer.

If you're buying in Wylie, the question almost always underneath is what your money gets here compared with Murphy, Sachse or Plano, right next door. I'll make that comparison for you with homes that actually sold. The general guide is in buying a home.

If you're selling in Wylie, your home gets professional photography, video or drone depending on the property, its own website with its own address, paid ads on Facebook and Instagram, emails to my buyer list, postcards to the homes nearby and an open house, with a weekly report on what the people who walked through said.

I'll walk you clearly through the process and every document you'll sign.

The neighborhoods of Wylie

The historic downtown is one of the real ones still standing: after damage in the nineties, the city rebuilt it and kept the hundred-year-old buildings that were still up instead of tearing them down.

To the north and east is Lake Lavon, and to the south is Ray Hubbard. Between the two there are shorelines, parks and boat ramps.

The rest of the city is neighborhoods spread along Highway 78 and FM 544, 1378, 2514 and 3412, the roads people here use every day.

Depending on what you need: buying a home in Wylie, your first home in Wylie, selling your home in Wylie, moving up in Wylie, new construction in Wylie or what your Wylie home is worth.

What kind of home you'll find

The most common is a one or two-story brick home from the 2000s on, in a planned neighborhood, with a fenced yard. Around downtown there are much older homes, on lots you don't see anymore.

Wylie is one of the cities where a starter budget still stretches, and also where people already living in Collin County move to get more yard for the same money. The first one is in buying your first home.

For your home's number, with comparables from your own street: what your home is worth.

What's nearby

The two lakes are where a lot of people here spend the weekend: fishing, boating, and parks along the shore.

Highway 78 is the main road, southwest to Garland and Dallas, and north into open country. Wylie has no train, so here you drive.

The city borders Murphy and Rowlett, and sits minutes from Lavon. Here are all the cities I work in. To talk about Wylie, call or text me at 469-441-8890, email me at veronica@veronicayeary.com, or send me a message.

Frequently asked questions

Why is Wylie in three counties?

Because of how the city limits grew. Most of it is in Collin, with parts in Dallas and Rockwall. It matters because the property tax and the school district can change depending on where the home falls, and I check that before you make an offer.

What does Wylie have that Murphy or Sachse don't?

A real historic downtown, with buildings more than a hundred years old that the city kept instead of tearing down, and a lake on each side. What your money gets also changes between the three, and I'll show you that with homes that sold, not with opinions.

Can I use Lake Lavon from Wylie?

Yes, it's to the north and east of the city, with Ray Hubbard to the south. Between the two there are shorelines, parks and boat ramps. Of the city's 37 square miles, more than 15 are water.

Will you be with me through the whole process in Wylie?

Yes, the whole process if that's what you prefer. I'll walk you clearly through the process and every document you'll sign, and I handle the negotiation.
